1) Adopt minutes from December 14, 2016 meeting
1) Hear a request from Ashley Hill for a special exception for properties located at: 501, 545 N. Clarke Street and 330, 320 W. Charlton Street, and 536, 548 N. Liberty Street. These properties will be combined. The properties are zoned MR2 and he will construct a Phase 2 for Prospect 519. He desires the following variances:
a. Article 7, Section 4: Parking spaces to be 18 feet in length instead of the required 20 feet
b. Article 3, Section 7: Building Height to be 45 feet instead of the required 40 feet
c. Article 3, Section 6: Front building setbacks to be 10 feet instead of the required 35 feet along N. Clarke St
d. Article 3, Section 6; Rear setbacks to be 20 feet instead of the required 25 feet.
He is proposing to construct 19 more units with five buildings for a total of 64 bedrooms.
2) Hear a request from Horace Franklin for a special exception for properties located at 130 E Screven St and 550 and 540 S. Wayne Street. These parcels will be combined. The properties are zoned MR2 and a developer desires to construct 60 units in a 4-story structure. He desires the following variances:
a. Article 3, Table 3-5 for a building height to be 50 feet instead of the required 40 feet
b. Article 3 Section 3.4.6 for a density of 37 units per acre instead of the required six to fourteen units per acre.
